Silent Waters is a premier Caribbean luxury rental villa located in Montego Bay, Jamaica. This award-winning Jamaican holiday home is distinguished by world-class architecture, design and decor, breathtaking location, and exquisite accommodations and service.
The private tennis court on the pinnacle of the hilltop commands breathtaking views of the Caribbean, as well as the Great River which is the second largest river in Jamaica. Four PGA class golf courses are within a 30-minute drive. Several beaches are located within a 15-minute drive from the villa.
This luxury Jamaican villa rental includes the gracious staff – property manager, office assistant, head chef, assistant chef, butler / bartender, housekeepers / food servers, maintenance supervisor, gardeners and security guard… 14 in all.
The property is selected, perhaps more than any other private villa in Jamaica, by brides for a destination villa wedding. Additionally, other luxury villas are located within close proximity for hosting other guests within the wedding party.
Silent Waters Villa is 4.6 miles west of Montego Bay on the North Coast Road. Located on one of the highest mountaintops overlooking Montego Bay and the Caribbean Sea, the site consists of 16.5 acres. Twelve buildings, helicopter pad, private tennis court and two swimming pools occupy five acres. Five villa suites (air conditioned – 7 bedrooms plus 2 lower levels each with 1 full sofa bed) accommodate as many as 18 guests. With the addition of the owner’s private villa (air conditioned – 1 bedroom) up to 20 guests may be accommodated.

THE VILLA

  • Pavilion
    The main feature of the villa property is the pavilion. Here guests gather for friendly conversation, enjoy watching sports or a movie on the large screen television, delight in music from the baby grand piano, read or just take in the incredible views of Montego Bay. 100 feet of sliding glass doors disappear into pocket walls to open the central Pavilion to a breathtaking panorama of sea, sky and mountains. The Pavilion opens to a marble terrace, infinity-edge swimming pool and sunning area overlooking the Caribbean Sea and Montego Bay.
    A pair of 17th Century Buddhist temple attendant statues stand guard over the Main Pavilion to ensure guests’ peace and serenity… as well as an 18th Century Thai Bible Chest and 17th Century Burmese Buddhist monastery bell. Paintings and other arts and antiquities adorn this main gathering area as well.
    The Pavilion also includes a home theatre with 60″ 4K Ultra HD/Internet TV and surround sound system , DVD, surround-sound music system and Logitec iPod docking station with speakers for those who want to bring their own music. Windows 7 computer and wireless Internet is also available to guests.
    Another special feature at Silent Waters is the Yamaha Disklavier DC2 II XG 5’8″ baby grand piano of highly polished dark walnut. The Mark II SG series system utilizes standard MIDI files on floppy disk or CD ROM. This is the worldwide most acclaimed player piano … the same system composers and recording artists use to write and record. Recording and composing software are available in the adjacent computer.
    A number of yoga groups have found Silent Waters Villa to be an ideal venue for their retreat in the Caribbean. The peace and serenity of the pavilion has complemented the activities of the yoga instructors making this a unique vacation villa experience.
  • Dining
    Relax and enjoy delicious meals prepared by our chef exclusively for your group. From his state-of-the-art commercial kitchen and grill, he creates a repertoire of artistically presented Continental, Nouveau, Caribbean and Jamaican cuisine. Reached by stone stepping pods traversing the reflection pool, the dining pavilion is located in a wraparound reflecting pool and has a 330-degree view of Montego Bay and the sea as well as the exquisitely landscaped grounds. The pavilion may be glass enclosed or remain open on 3 sides allowing the gentle breezes to flow through. The dining table is a rare rainbow-colored 15-foot slab of Brazilian Bahian granite. Seated dinners here can accommodate 16 guests. For more casual dining (or for overflow from the main dining pavilion), the Gazebo (also in the reflecting pool) commands a 360-degree view of the sea and villa property and can accommodate nine guests for seated meals.
    A spacious bar and entertainment area around the pool enable hosting of an intimate cocktail party…seated dinner for 54 guests …or a gala al fresco cocktail party for 150 guests or more. Event costs vary depending on menu and guest count.
    Meal Planning
    Guests may choose the grocery option or our prepaid gourmet meal plan. With either option we will work with you to determine the types of delicious meals you would like during your stay, as well as discuss any allergies and/or special dietary needs. Please note that wine, liquor, soft drinks and bottled water are purchased from Silent Waters’ wine, liquor and beverage inventory and are billed separately, as well as fresh fruit used at the bar. Additional charges apply for cocktail parties and other guest-hosted events.
    GROCERY OPTION: If choosing the grocery option, prior to arrival at the villa guests will be sent a list of groceries and some typical daily menus from which to choose their first dinner and breakfast. Groceries for these meals will be pre-purchased by our chef prior to the guests’ arrival. Once settled in, our chef or property manager will meet with the lead person in the group to determine daily menus for the next several days. At this time, guests may pay for the pre-purchased groceries and provide funds to the chef for groceries to be purchased for meals during the balance of the stay. Guests are also invited to shop with the chef if desired and pay with cash or Visa or MasterCard directly to the vendor. Please note that not all vendors accept credit cards so plan to have cash available. Receipts for groceries purchased will be provided to the guest if it is preferred to leave the shopping to our chef. A typical grocery budget for 3 meals per day is about $100-$110 per adult per day and for young children about $45-$55 per child per day depending upon the type of menus selected. Shrimp, lobster and imported meats or large quantities of other food items will increase the budget. Note that a $60 service fee is charged for each trip to the grocery store.
    PREPAID GOURMET MEAL PLAN: If choosing our prepaid gourmet meal plan, our chef will prepare breakfast, lunch, pre-dinner hors d’oeuvres and dinner based on our elegant gourmet menus.

    SILENT WATERS VILLA – ART AND ANTIQUITIES COLLECTION
    Many guests enjoying their Jamaican holiday inquire as to the origin of the plethora of antiques, sculptures and artwork found throughout the villa property. The collection of artwork was amassed by the owners over the past several decades from travels around the world, focusing on Asian and Far Eastern antiquities. Some of the important artwork is listed below:
    -18th Century Buddhist Bible Chest – from the Ching Mai area of Thailand located in the Golden Triangle in the northwest part of the country. The Buddhist Monks placed manuscripts in the back vault. (Main Pavilion)
    -17th Century pair of aged teak Buddhist statuary attendants. These figures were stationed in the front of a Buddhist Temple in Mandalay, Burma (now Myanmar) and were removed during the late 1980’s when civil war broke out in Burma. (Main Pavilion)
    -17th Century bronze temple bell – also from Burma and was removed from the temple during the late 1980’s when civil war broke out in Burma. (Main Pavilion)
    -Oil Paintings – all are original and done by Balinese artists. (Throughout the property) Stone Statuary – all are from either the islands of Bali or Java, Indonesia. Primarily, the larger pieces range from the mid 19th to early 20th centuries. Most are Hindu subjects / gods and Buddhist figures. (Throughout the property)
    -Pots – glazed cobalt blue pots and deep brown terra-cotta pots are from Thailand and made especially for the villa. Ceramic pot outside the Dining Pavilion is 18th Century Tibet. (Throughout the property)
    -Brass Elephant – 18th Century from the island of Madeira, Indonesia. (Main Dining Pavilion)
    -Carved Limestone Artwork – 11 hand carved 16th century Chinese Ming Dynasty limestone plaques prominently displayed on exterior walls were from the fascia of a bridge in Nan Jung, China. (Main Pavilion, Dining Pavilion & Owner’s Villa)
    -Furniture – all replicated from the Chinese Ming Dynasty (15th and 16th Century) reproduced from premium quality teak in Batubulan, Bali and Indonesia. (Throughout the property)

The Guest Suites

  • Each of the Guest Suites at Silent Waters Villa provides the utmost in comfort and luxury with a host of amenities. The suites are uniquely and individually designed and located to capture the best views while maintaining complete privacy from the other Guest Suites. Guest Suites 1, 2 and 3 capture the pristine jungle forests and views of the Great River. At night it can become magical to see the fog and mist drifting down the river as a blanket only to be lifted high up in the valley into your bedroom by the gentle breezes. Guest Suites 4 and 5 provide views of the sea and Montego Bay.
    Guest rooms consist of 5 individual detached luxury villa suites, each under separate roof, which can accommodate a total of 18 guests. Sleeping accommodations: 3 king-size beds, 6 queen-size beds, 2 queen-size sofa beds, 2 full size sofa beds.

Special Events

One-day special events, such as weddings, with no villa rental are welcomed at Silent Waters Villa, but are limited to Saturday or Sunday in low season. All special events are subject to a $3,000 facility rental fee. A set-up fee of $12 per person ($600 minimum) for the use of linens, tables, chairs and serving stations will apply.

  • A Brief History of the Making…
    Silent Waters Villa is one of the most glamorous private homes in the Caribbean. It is distinguished by world-class architecture and design, breathtaking location, and exquisite accommodations and service. The owners desired a destination that would accommodate affluent clientele while providing the highest level of privacy, intimacy and security – for their guests as well as for themselves. Twelve buildings are carefully positioned on 16.5 acres of the most lavish gardens, tranquil ponds and breathtaking views. Five villa suites are each positioned in such a way as to prevent seeing the other villas. Each suite has its own sundeck, sitting room, bathroom, wet bar, telephone, TV, radio, etc. and is heavily (and exotically) landscaped to provide an atmosphere of the utmost privacy and beauty.
  • The Owner’s Villa…A Private Haven Sought by Newlyweds
    For the ultimate in privacy and luxury, the Owner’s Villa was designed with every detail in mind to run smoothly and independently of the remaining property. In addition to a breathtaking 330 degree view of Montego Bay, the ocean and the mountains, the Owner’s Villa has its own infinity-edge swimming pool, dining room, kitchen, bedroom, large dual indoor/outdoor shower, waterfall, sundeck and elegant glass dining table for intimate dinners. The privacy gate located at the bottom of the beautifully landscaped walkway up to the Owner’s Villa provides guests staying in this villa complete privacy. Staff is aware that when the gate is closed, they must not disturb the guests. As independent and self-sufficient as the Owner’s Villa is, it is never rented to parties other than the same group renting the balance of the villa property.
  • Book & Save
    When considering booking your accommodations, please note that the rate structure is based on a minimum 1-5 villa weekly rental rate of $16,240 / $21,910 during low and high season, respectively. We do accept a minimum 2 night booking in low season and minimum 4 night booking in high season (excluding holiday weeks) in which case weekly rates are prorated. All special events held at Silent Waters Villa are subject to a $3,000 ($3,300 including Jamaican Government Consumption Tax) facility rental fee. This fee will be waived for guests satisfying a minimum rental requirement of $16,240 in low season or $21,910 in high season.
  • Wedding Day Planning and Coordination
    If planning only a simple ceremony, our staff will guide and assist you with the requirements for getting married in Jamaica, as well as provide you with contact numbers for ease in making your wedding arrangements. If you are planning a larger wedding, we will put you in contact with a Jamaican wedding coordinator who you will find indispensable in helping you create your dream wedding.
  • Special Touches
    Silent Waters Villa provides lovely linen selections, gorgeous matching flatware and stemware, professional hors d’oeuvres stations, generous commercial kitchen, 2 on-site chefs and staff of 14 to serve you and your guests on your special day.
    To further compliment your special day, Balinese lanterns with candles are placed on each stepping stone located in the Olympic size swimming pool. Additional fixtures and candleholders may be rented from one of our preferred local florists.
  • Country Description
    Jamaica is a developing nation of over 2.7 million people. Facilities for tourists are widely available. International airports are located both in the capital of Kingston and in Montego Bay.
  • Entry Requirements
    Citizens of the United States, Canada, United Kingdom, Japan, Australia, Germany, Ireland and France will need a valid passport and a return or onward ticket. As passport and visa requirements may change at short notice, travellers are advised to check their entry requirements with their embassy or consulate prior to travel.
  • Customs Regulations
    US Residents
    Visitors can return home after a 48-hour visit with up to USD $800 of duty-free purchases. Visitors are allowed to bring back 200 cigarettes, 100 cigars and 1 liter of an alcoholic beverage. Visitors can mail to themselves in the US up to $200 worth of goods per day, as long as the package is marked “For Personal Use.” They may mail to friends and family up to USD 100 worth of goods per day. Alcohol, tobacco products and perfumes may not be mailed.
    Canadian Residents
    With a 48-hour or more absence from Canada, visitors may claim a C $800 exemption. Visitors may include some tobacco products and alcohol, however, a partial exemption may apply to cigarettes, tobacco products and manufactured tobacco. Exemptions cannot be pooled with other travelers in your party. Visitors may claim a C $800 exemption after seven days absence.
    British Residents
    UK travelers have the following exemption: 200 cigarettes, 50 cigars and 1 liter of spirits for visitors age 17, and all other goods up to £ 390 value.
  • Jamaica Marriage Information
    To be legally married in Jamaica the following information applies:
    Waiting Period – Provided that you have applied for and have been granted a marriage license by the Ministry of National Security, a couple can be married just 24 hours after arriving on the island; otherwise couple must be in Jamaica at least 48 hours (2 business days) to qualify for the granting of a marriage license.
    Required Documents – Send to the marriage officer in advance a certified copy of your birth certificate (one with a raised seal), which includes your father’s name. Parent’s written consent, if one of you is under 18. Proof of divorce (if applicable). Either a certified copy or original Certificate of Divorce is required. Copy of Death Certificate for widow or widower. If paperwork is not in English, a notarized translated copy of all documents and photocopy of the original document is needed.
    Blood Test – No blood test is required.
    Marriage Ceremony – The marriage must be performed before 6:00 PM and two witnesses must be present at the ceremony and for the signing of the marriage certificate.
    Marriage Officer – We can arrange for a marriage officer depending on your religious affiliation. Please advise, should you require a rehearsal with the marriage officer.
    At Silent Waters Villa, our experienced property manager is there to assist you every step of the way with all your wedding arrangements, from obtaining your marriage license and performance of the ceremony to transportation. Getting married on the island is a frequent occurrence in Jamaica and should be a dream come true, so rely on us to help plan your special day.

We are excited to now offer our guests access to the Tryall Club during their stay through our new Tryall Club Golf, Tennis and Beach membership. The Tryall Club is located about 15 minutes by car from Silent Waters Villa. The Tryall Club which is situated on 2,200 acres of land offers one of the most beautiful golf courses in the world and has been home to the Johnnie Walker, Mazda and other PGA championship events. Private lessons and workshops are offered by Tryall Club pros. Membership includes access to the beach and to the Beach Cafe and Bar which is a delightful lunch venue offering indoor and outdoor seating. During the high season the Beach Grill is open and offers beach delivery service together with drinks from the adjacent Rum Bar. In the evening, guests may enjoy the Beach Barbeque which is hosted seasonally on Monday nights and features live Jamaican entertainment. On Thursday nights enjoy Reggae Night which features music, entertainment and crab racing.
Also available at Tryall Club is the Hummingbird Kids Club, Internet room and the new Usain Bolt Games Room, a well-equipped gym, marked trails for jogging and tennis on one of the nine Nova Cushion courts. Snorkeling, kayaking, Hobie Cat and Sunfish is complimentary and glass bottom boats, charter fishing, a boat to the reef and any captained craft is available for a fee.
When it is time to relax, enjoy afternoon tea which is served on the veranda and terrace of the historic Great house, or browse at the commissary and boutique or the Gallery of West Indian Art where a host of Jamaican, Haitian and Cuban works and souvenirs can be found.

    If you are interested in leaving the serenity of Silent Waters for a walk along the beach, ocean water sports or if you are looking for an evening beach party, we can make arrangements for you at one of the local beaches. A number of beaches are located within a 10 – 15 minute drive from the villa.
  • Dining and Nightlife
    Of course the cuisine at Silent Waters Villa is superb! However, if you wish to experience a different taste of Jamaica, there is a wide variety of restaurants nearby. For a night out, enjoy some live jazz at a local jazz club or dance to the Raggae music at Margueritaville.
  • Golf
    If a round of golf intrigues you, we can make arrangements for you to play at one of the many World Class signature courses located in the Montego Bay area.
  • Horseback Riding
    Enjoy riding throughout the jungle, mountains, rivers and on the beach while being guided by well-trained trail guides.
  • Sightseeing
    Jamaica is rich in history and unique places in which to relax and enjoy the beauty of the island. Visit a plantation or one of the many Great Houses, stroll through gardens or enjoy a trip to one of the Falls.
  • Shopping
    Take home a piece of Jamaican culture by shopping at one of the craft markets or specialty stores in Montego Bay, Ocho Rios or Negril. Here you will find hand-crafted souvenirs, including wood statues, colorful clothing and woven goods, as well as fine home furnishings and Jamaican paintings. Duty free shopping is also available.

    Whether you are interested in a relaxing cruise, deep sea fishing, scuba diving, snorkeling, jet skiing, underwater tours or water slides, you will find it within a short distance from Silent Waters Villa.
